External insulation is a soft, compressible layer with a thin reinforced render over it. It carries its own weight and nothing else. A sign fixed only into that layer will move, then crack the render around each fixing, then let water in behind. Everything a sign weighs has to be carried by the masonry or the concrete behind the insulation, which means fixings long enough to reach it and stiff enough not to bend on the way. The first thing we establish on survey is therefore what the structural layer is and how thick the insulation over it has become, because those two numbers determine the entire fixing design.
Standoffs, sleeves and the sealing detail
Three methods, and when each is honest
There are three reasonable approaches. A thermally broken standoff carries the sign clear of the render on a compression-resistant sleeve, which is the cleanest solution and the one we prefer for built-up letters. A load plate set into the insulation before the render goes on, positioned exactly where the sign will be, is better still, but only if the sign is designed before the renovation. Failing both, a rigid backing rail spanning several fixings spreads the load and keeps individual points below what the render can tolerate. In every case each penetration is sealed at the render face, and the cable entry is sleeved and sealed separately, because that hole is the one that leaks.
Sequencing the sign with the renovation
Before the render, not after
The cheapest illuminated sign in Trbovlje right now is the one specified while the scaffolding is still up. If we know the position, the weight and the cable route before the insulation is fitted, the fixing plates and a conduit go in with it, the render is finished around them, and the installation itself becomes an hour's work with no drilling into a new surface at all. Doing it six months later costs more, looks worse and puts holes in a finish somebody has just paid for. Constructions that suit a rendered elevation
Built-up letters, halo lighting and the illuminated tray
On a smooth, freshly rendered face, individual built-up letters read best: they carry their own depth, they cast a shadow in daylight, and each one is fixed on its own standoff so the loads stay small. Halo lighting, where the letters are opaque and the light spills onto the render behind them, suits a pale finish particularly well and needs a lower output than a face-lit letter. The single illuminated tray is the cheapest to make and the heaviest to hang, which on an insulated wall is exactly the wrong trade; if a tray is what you want, it is a straightforward candidate for a backing rail rather than four corner fixings.
Output set for a valley that goes genuinely dark
A dusk setting and a night setting, recorded on paper
Once the shops close, this valley has very little competing light, and a sign specified from a catalogue figure will be uncomfortably bright against it, particularly for the flats immediately above the shop. We set two levels at commissioning: one for dusk, when there is still daylight in the sky and the sign has to compete with it, and a lower one for the hours after. Both are measured on site, written down and left with you, so that the setting survives a change of tenant or a controller swap. It is the one specification item that people forget and then argue about.
Whose agreement is needed, and in what order
The manager, the co-owners, the facade contractor - the authority is rarely first
On a valley block the shop unit is usually leased, the elevation belongs to the co-owners of the whole building rather than to the trader beneath it, and the day-to-day decisions are taken by a managing agent who keeps the minutes. The first person to convince is therefore almost never an official. It is the agent, who will want the co-owners' position on record; the co-owners, who will want to see what the thing looks like on a wall they have just paid to re-render; and, where the block sits inside a renovation programme, whoever holds the contract for that facade and can say what a fixing does to the workmanship guarantee on it. Only after those three does the municipal question arise at all, and it is answered by the authority on its own terms: rules exist for what may be attached to a frontage, they differ from one property to the next, and neither we nor you can predict how they will be applied to yours.
